Developers of The Bristol plan to build another condo in West Palm Beach, dubbed The Berkeley

May 10, 2024 | Florida Tomorrow

Plans are underway for The Berkeley, a new condominium tower set to follow the prestigious footsteps of The Bristol in West Palm Beach. Spearheaded by Allan Adelson, who co-developed The Bristol, The Berkeley is designed to offer high-quality residences at a more accessible price point while maintaining the luxurious feel synonymous with its predecessor. The 25-story tower will be located along Clear Lake, offering unobstructed water views and a range of family-oriented units with two to four bedrooms, excluding smaller studios and one-bedrooms.

Projected to cost around $500 million, The Berkeley will replicate several upscale amenities from The Bristol, such as dual-sided balconies and a white marble lobby. Its architectural design includes a distinctive “B” pattern on its wavy exteriors, reflecting its connection to The Bristol. Unlike its ultra-luxury counterpart, where units average $10 million, The Berkeley’s 191 condos will be more affordable, priced between $1.7 million and $4 million. The development aims to cater to professional families, particularly those employed in the city’s burgeoning financial sector.

In an exclusive interview, Adelson expressed his confidence in the West Palm Beach market, emphasizing the strong demand from professionals who are not top executives but still enjoy a substantial income. This market shift from retirees to younger, affluent families is reflected in the planned amenities which include a family-friendly focus with playrooms and office spaces.

The Berkeley’s strategic location at 601 and 621 Clearwater Park Road places it near major thoroughfares and downtown West Palm Beach, avoiding the central congestion while remaining conveniently accessible. The development team includes notable investors like Rocco A. Marcello and several high-profile residents of The Bristol, indicating strong local backing and a commitment to turning this area into a vibrant residential community. Preconstruction sales have started with promising early results, signaling robust interest in this new upscale but more accessible residential offering.
